Greece — Property: Can Foreigners Buy?

Restrictions and conditions for third-country nationals owning Greek property, per Enterprise Greece, the state investment agency. The guide dates from September 2017, so border-area lists and the value threshold should be checked against current law.

Key facts

  • Border-region properties are restricted; the guide names the prefectures of the Dodecanese, Evros, Thesprotia, Kastoria, Kilkis, Lesvos, Xanthi, Preveza, Rodopi, Samos, Florina and Chios, and the islands of Thera and Skyros, among others.
  • Individuals or companies affected can request that the ban be lifted, stating the intended use of the property, and the Minister of Defence decides.
  • Third-country nationals can own property personally or through a legal entity, but must own 100% of the company shares to use a property for a residence permit.
  • For the permit, joint owners qualify only if spouses with undivided ownership of a EUR 250,000 property or if each invested at least EUR 250,000.
  • Before the contract the price is paid by crossed bank cheque or another banking transaction, and applicants entering on a type D visa must show financial capacity with a bank certificate.
