Key facts
- Before buying, the buyer should know the registry entry (partida registral) number of the property and confirm the seller is registered as owner there; for a company seller, check the representative's power of attorney is current (SUNARP Compraventa page).
- Bloqueo registral is a mechanism that protects the future execution or registration of a sale or mortgage, entered in favour of the buyer or the creditor.

- It is requested by the notary or their accredited staff, who can also file it electronically.
- While the block is in force, no act or right incompatible with the one whose priority is reserved can be registered or provisionally noted.
- If the price is not fully paid, or was paid with a third party's money, the registrar enters a legal mortgage on the property unless the seller expressly waives it (SUNARP Compraventa page).
