Singapore — Property: Property Taxes

Buyer's Stamp Duty (BSD) is a graduated tax on the purchase price: 1% on the first S$180,000, 2% on the next S$180,000, 3% on the next S$640,000, 4% on the next S$500,000, 5% on the next S$1.5 million, and 6% on amounts above S$3 million. Foreign buyers additionally pay Additional Buyer's Stamp Duty (ABSD) of 60% on the higher of purchase price or market value — unchanged since 27 April 2023, with no change announced in Budget 2026. Both BSD and ABSD are due within 14 days of signing (30 days if executed overseas).

Costs

  • ABSD (foreign buyers): 60% of purchase price or market value (higher of the two)
  • BSD (graduated): 1-6% depending on price tier

Timelines

  • BSD/ABSD payment deadline: 14 days (30 if executed overseas)

Common mistakes

  • Underestimating total stamp duty by forgetting ABSD stacks on top of BSD — combined they can approach 65%+ of the purchase price for a foreign buyer.
  • Missing the 14/30-day payment deadline for BSD/ABSD.
